Areas close to ports and airports command the highest rents. The further out you go the cheaper the rent, but transport costs rise — compare total cost rather than headline rent.

Build quality

A new pre-engineered steel building, 9-10m clear height, 5 tonnes/m² floor, with automatic fire suppression, runs roughly 30-40% above an older building. Older stock is cheaper but carries higher renovation cost and downtime risk.

Leased area

Taking 5,000m² or more usually earns a 10-15% discount on the unit rate, plus one to three months rent-free to install machinery.
